SVA developed the master plan for this transit-friendly mixed-use development at El Monte Gateway, only steps away from the newest and largest regional transit hub in the Los Angeles County MTA network. El Monte Station—representing an investment of more than $80 million and expected to serve up to 50,000 daily users—is the cornerstone of the three-phase El Monte Gateway development. The project is a model for transit-oriented development in the region. The first phase is comprised of 477 residential units (132 of them affordable-rate) and 25,000 sq. ft of retail space adjacent to key transportation connections throughout the Los Angeles region. Onsite amenities include a community center, computer lab with Internet access, fitness center, arts and crafts room, BBQ/picnic areas, and a small children’s playground.
